Start with the HOA
Nearly every Weston neighborhood has an HOA with an architectural review committee, and roof material and color are among the things they control most closely. Some communities list metal among their approved materials, usually with limits on color and panel profile. Others, including several of the older subdivisions, only allow tile on the main roof and permit metal as an accent, for example over a bay window, a tower or a front entry. Weston Lakes is one community that treats metal as an accent roof. A few do not allow metal at all.
Before you spend money on design, we read your community's guidelines with you. If metal is allowed, we prepare the approval packet with the product sheet, color sample and roof plan the committee asks for. If it is only allowed as an accent, we design around tile and add metal where it fits. We do not start work until the HOA approves it.
Built for high wind
All of Broward County falls under Florida's high-velocity hurricane zone requirements, which are the strictest wind standards in the state. Any metal roof system used here must carry a Miami-Dade Notice of Acceptance or Florida Product Approval for the HVHZ. That approval covers the panel, the clips, the fastener spacing and the underlayment as a tested system.
We install exactly to those approvals: closer clip spacing at corners and edges where wind uplift is strongest, a peel-and-stick secondary water barrier over the full deck, and ring-shank nails or screws fastening the deck to the trusses. Weston's permit process includes the HVHZ roof permit application and the owner's notification form, and the inspector checks the dry-in and the final roof.
Why owners pick metal
- Cooler attics. A white or light reflective panel throws back much of the Florida sun, and that can be felt in the upstairs rooms and on the power bill.
- Long life. Tile itself lasts a long time, but the underlayment beneath it often does not, and that is what fails. A metal roof system can go decades without that kind of hidden failure.
- Less weight. Metal is much lighter than concrete tile, which eases the load on the trusses.
- Lower maintenance. There are no cracked tiles to replace after a storm or after someone walks on the roof.
Coastal climate details
Weston sits on the edge of the Everglades, a ways inland from the beach, but salt air and constant humidity still matter. We use aluminum or Galvalume steel with high-performance paint finishes, along with stainless or coated fasteners, so the roof resists corrosion. Mold and algae grow fast here, and smooth painted metal gives them much less to hold on to than porous tile.
Summer afternoon storms can drop inches of rain in an hour. Metal sheds that water quickly, and we size gutters and downspouts so the runoff goes into the yard drainage rather than over the pool deck.
Our process
- Review HOA rules and prepare the architectural packet.
- Measure the roof, inspect the deck and trusses and confirm the product approvals.
- Submit the city permit with the required HVHZ forms.
- Remove the old tile or shingles, re-nail the deck to code and install the secondary water barrier.
- Install panels, clips and trim, then pass the city inspections.
- Final cleanup and walkthrough.
Cost
A metal roof in Weston usually costs more than shingles and is often in the same range as a quality tile reroof. Size, complexity, the product approval and how many hips and valleys there are all affect the number. We give you a detailed written quote after we measure. If your HOA requires tile, we can price a tile roof replacement instead, and a roof inspection will show how much life is left in what you have now.
